2024 ANNUAL PACKET

Notice is hereby given for the Annual meeting of Chelsea Place Homeowners’ Association, Inc. to be held on Thursday, January 18, 2024 at 7:15 pm, at the Generations Church Room B201 located at 1540 Little Rd Trinity, FL 34655.  We invite you to join us and meet your neighbors!  In the event you will not be at the meeting please be sure to submit your ballot prior to January 18TH, and also your proxy your voice counts!
 
The agenda for the meeting will include the following:
 
1.    Review of the 2023 Operating Statement
2.    Review of the 2024 Operating Budget
3.    Report of Committees
4.    Homeowner Input
5.    Election of Directors
 
The Packet includes: 
  •  2024 DUES INVOICE:  The annual dues are $330.00.
  • We are excited to announce the options to pay online via Venmo and Zelle.

  • Please include your name and address and/or Lot Number in comments section.
  • If not paid on or before FEBRUARY 1, 2024, add $25 Administrative Charge.
  • PROXY:  Your vote is important, exercise it by your attendance, or use the proxy.
  •  DIRECTORS BALLOT:  Your ballot may be handed in at the Annual Meeting, or mailed to the Board at 1324 Seven Springs Blvd, # 179, Trinity, FL 34655.

Note that no nominations for Directors will be accepted from the floor at the Annual Meeting.

Pasco County Sheriff's Office for Traffic Enforcement

The HOA is unable to enforce traffic or speed in and out of the neighborhood. We recognize this is a problem. Residents are encouraged to contact the Pasco County Sheriff's Office at 727-847-8102 about any traffic problems in and around your area. If there is an emergency, please dial 911.

Estoppel Certificates – SB 0398
Revising requirements relating to the issuance of an estoppel certificate to specified persons; requiring a condominium, cooperative, or
homeowners’ association to designate a street or e-mail address on its website for estoppel certificate requests; prohibiting an association from charging a preparation and delivery fee or making certain claims if it fails to deliver an estoppel certificate within certain timeframes, etc.
Please also note the Chelsea Place Homeowners Association does not have a business telephone number. The board is made up of elected homeowners who volunteer their time. We have an official mailing address and it is at the discretion of individual board members to give out their personal phone numbers.

DRIVERS SLOW DOWN

Dear residents,
 
Please  keep in mind that our speed limit is 25 mph.  It has been a common complaint for years that people are driving through the neighborhood at speeds of more than 25 mph.  This is unsafe,  not only because there are children in the neighborhood, but because people are often out and about and besides pets there are also wild animals. Nobody should want to run over a raccoon!  The board recognizes that most of the speeding is by non-residents cutting through our neighborhood, but we feel it imperative to state everybody PLEASE SLOW DOWN. Thank you :)
Keep your cars out of the street

Just a little reminder, there is NO STREET PARKING in Chelsea Place. This is not a HOA rule, this is a county ordinance and there have been several anonymous complaints to the HOA site about people parking their cars in the street. Please be aware that a simple call to the Pasco County Sheriff's Office can result in cars being ticketed. This can be done by any person in the neighborhood; this is not a responsibility of the HOA.

The complaints we have received do no seem to be aimed at those who have someone over to visit occasionally, but rather at those individuals who repeatedly park their cars in the street and not in their garage/driveway. Regardless, a deputy would not make that distinction and all cars parked in the street can be ticketed at any time.
 
Residents: Please keep your cars parked in your garages and driveways and not in the street.
